Wavepoint Realty purchased the former Carriage House manufacturing plant in July for $6 million.

A warehouse that used to be a major food manufacturing business in Northern Chautauqua County has been sold.
The Post-Journal and OBSERVER have been analyzing real estate sales in Chautauqua County and recently looked at the transactions from July 1-10.
During this time period, Chautauqua Commerce Park LLC of Tonawanda sold 14 parcels on East Main, Clinton, and Newton streets, Fredonia to Wavepoint Realty NY, LLC of North East, Pa. for $6 million. This is the location of the former Carriage House, which closed in 2015.
According to the website wavepoint3pl.com, the company has 19 warehouses, mostly in Western New York and Western Pennsylvania. In Chautauqua County, it lists additional warehouses in Sheridan and Clymer.
The transaction was signed by manager Allan B. Steinberg.
In May another Limited Liability Company that Steinberg managed, 127 Central Ave., sold four parcels in the city of Dunkirk to Coburn Block, LLC for $785,000. That’s the location of the Coburn Block, a mixed-use building of businesses and apartments.
But Steinberg has been buying properties as well. Also in May, Lexington Machining, LLC of Rochester sold 201 Winchester Road, Lakewood to 201 Winchester Road, LLC of Tonawanda for $1.4 million. That is the address of the former Premier Lakewood Inc. which closed in 2014. County officials said that 201 Winchester Road, LLC is managed by Steinberg.
There was another sale in early July that also topped $1 million. A single family home at 15 Emerson Ave., Chautauqua Institution sold for $1,775,000. It’s listed on line as a four-bedroom home with 2,437 square feet.
For other business sales, Pines Motel on Lake Erie, Inc. of Ripley sold 10684 West Lake Road, Ripley to Shatobee, LLC of Ripley for $465,000.
Also, a parcel on West Lake Road, Chautauqua town was sold to She Sings Property Management, LLC for $250,000. That is the location of the former Chautauqua Harbor House and is now called She Sings Cafe. A ribbon-cutting took place in October.
Including the sales previously mentioned, from July 1-10, there were 11 sales that were $250,000 or higher. The remaining top sales are as follows:
* 65 Bird and Tree Road, Mayville sold for $715,000.
* 40 Center Ave., Chautauqua Institution, Chautauqua town sold for $682,000.
* 2414 N. Maple Ave., North Harmony sold for $374,500.
* 9831 Miller Road, Arkwright sold for $371,000.
* 2452 Lakeside Drive, Busti sold for $365,000.
* 5516 Rt. 60, Gerry sold for $269,000.
* 2890 Chautauqua Ave., North Harmony sold for $261,530.
