This cycle of real estate transactions includes two land sales, two commercial sales, and two residential sales.
A land sale on May 1 netted $450,000. Eleven Point Properties, LLC, of Pocahontas sold 18.67 acres on South Jackson Street/U.S. 79 B in Magnolia to Krel Investments and Consulting, LLC of Grand Junction, Colorado. No structure, square footage, or other information was available on this property. Krel Investments and Consulting, LLC, financed this purchase with a mortgage of $360,000 from The Cash Flow Mortgage Company. According to its website, this firm provides investor real estate loans and financing options in all states. Eleven Point Properties, LLC, acquired this property February 26, 2004, from Fall Creek Investments, LLC by warranty deed. Fall Creek Investments, LLC, bought the property October 23, 2023, for $150,000 from the Whitehead Living Trust by trustees’ deed.
A commercial sale involving 15.27 acres on El Dorado Road/Hwy. 82 East rang up at $250,000 on May 23. Therral Story and Max Story (trustees of the G.F. Story Trust) sold the property to Story Land and Timber, LLC. This deal was financed by a mortgage of $252,208.50 from Bodcaw Bank. This sale included a commercial property and 1,250 SF building at 371 El Dorado Road (the former location of Red Dog Oil Tools), along with a 1,524 SF house. Also included was a separate property on El Dorado Road/U.S. 82 East. This property was conveyed September 9, 1996, by G.F. and Lozelle Story to the Story Family Limited Partnership by warranty deed. It was deeded March 15, 2024, from the Story Family Limited Partnership to the G.F. Story Trust by quitclaim deed.
A commercial sale on May 23 in Taylor rang up at $134,900. Cadence Bank sold a 1,636 SF building (the former Bancorp South location) and four lots at 112 W. Pine St. in Taylor to Rutgers and Company, LLC, of Vancouver, Washington. No mortgage information was available on this sale. This property was conveyed September 1, 1991, from First National Bank of Magnolia to Bancorp South Bank by warranty deed.
A 1,803 SF house and 1.32 acres on U.S. 371 South in Magnolia sold June 5 for $218,000. Lee Don Kelton and Wanda Sue Kelton sold the property to Benjamin Hanson and Melanie Hanson, who backed the sale with a mortgage of $207,000 from Ally Bank in Charlotte, North Carolina. Mr. and Mrs. Kelton purchased this house November 1, 2019, for $171,000 from John David and Tammy Leigh Franklin by warranty deed.
A 1,264 SF house and 2.31 acres on Columbia 15 in Taylor sold May 21 for $135,000. Johnnie Delbert Keith and Dorothy Keith sold the home to Jefferson Michael Castleberry, who financed the deal with a mortgage of $135,000 from Carter Federal Credit Union in Shreveport, Louisiana. Mr. and Mrs. Keith acquired this property May 15, 1987, by warranty deed from R.J. and Lena Pearl Coke. It was conveyed May 21, 2024, by beneficiary deed from Johnnie Delbert Keith and Dorothy Keith to Johnnie Delbert and Dorothy Keith.
A land sale on May 2 involving 111.24 acres on Columbia 1 in Taylor rang up at $210,000. Brenda Carol Calliotte and Walter Mark Horn, along with James William Calliotte and Raphaela-Maria Marx, sold an undivided 1/2 interest to James Weslie Rhodes and Emily Payton Rhodes and an undivided 1/2 interest to James L. Rhodes Jr. No mortgage information was available on this sale. Brenda Calliotte et al acquired this property February 1, 2015, from the Clyde Dickens Calliotte Estate by affidavit of heirship. Clyde Dickens Calliottte purchased this property May 15, 1997, for $34,000 from Jack Wallace et al by warranty deed.
