Nick is a real estate investor from Las Vegas, Nevada, who makes TikToks (@therealnickmarietta) about his projects.
In a recent video, he gave a tour of a new renovation project that he and his in-house team of 50 people completed in just 12 days.
Nick purchased the run-down property for $270,000 in a plush neighborhood of Sin City.
Standing in the empty home, he revealed how he would spend $64,000 across 12 days transforming it into a new luxury home.
12-DAY SPRINT
“In the first seven days, I do all the demo, the plumbing, drywall, HVAC, obviously the flooring, the base, the cabinets, and the countertops,” he said.
By day eight, the entire home is given a new paint job.
“Then, by day 10, we’re out of there,” explained Nick.
The final two days were spent spreading gravel on the front yard, getting rid of the dumpster, and cleaning the home.
MAKING A PROFIT
“We’re going to sell it for over $400,000,” said the investor, standing in-front of his latest project.
He continued: “We’re going to make somewhere around a $50,000 profit.”
Nick explained that the whole job took around six weeks from start to finish, as he also had to account for inspections.
DIVISIVE JOB
A lot of people in the comments section were impressed by his efforts.
“That’s amazing, congrats,” wrote another real estate investor, adding: “I did my first flip in 13 days and my second in 17.”
“12 days… impressive,” commented another.
But others were more skeptical about to the speed of the project.
“So splash and dash,” wrote one.
“Fast work ain’t good work,” snarked another.
Even if you don’t have your own army of builders like Nick, you can still make money with a house flip.
One solo investor made $46,000 on a $44,000 house and showed how you can do it too.
And flipping houses doesn’t always require a reno – as one $175,000 project proved.
