The Las Vegas area is home to a diversity of residential neighborhoods near the city, but with respect to upscale living, Summerlin South is among the most in-demand.
Set west of the Strip about a 20-minute drive away, Summerlin South is a master-planned community named in honor of Jean Amelia Summerlin, the grandmother of billionaire casino mogul, film director and developer Howard Hughes, according to Kristen Routh-Silberman, an agent with Douglas Elliman in Las Vegas. It encompasses around 6,200 acres and is within the larger development of Summerlin that includes two other communities, North and West; the neighborhood as a whole started development in the late 1980s.
“The three combined are more than 22,000 acres and oversee 20 residential and commercial districts,” Routh-Silberman said.
Summerlin South spans more than a half-dozen of these communities, such as Red Rock Country Club, the Willows, the Gardens, Ridgebrook, Trilogy and Siena. Each has a distinct layout, architectural style and amenities, Routh-Silberman said.
She noted that Summerlin experiences a desert climate typical of the Mojave Desert, but because of its higher elevation—approximately 3,500 feet above sea level—compared with the rest of the city, it sees temperatures that are cooler by five to seven degrees Fahrenheit.
“Summerlin has more than 300 days of sunshine a year, along with low humidity,” Routh-Silberman said. “The development takes full advantage of its picturesque location amidst dramatic rocky ridges and Red Rock Canyon’s soaring sandstone peaks and offers an exceptional lifestyle with an emphasis on the outdoors.”

Boundaries
Summerlin South is located on the western edge of the Las Vegas Valley, according to Rob Jensen, a broker and the founder of an eponymous real estate company in Las Vegas. It is bounded on the north by Charleston Boulevard, while Hualapai Way sits to the east, Red Rock Canyon National Conservation Area to the west and Maule Ave to the south.
Randy Char, the president and broker at Las Vegas Sotheby’s International Realty, added that the most prestigious homes are located south of Sahara Avenue and East of the 215 Beltway.
Price Range
Char said that home prices in Summerlin South vary widely, depending on the neighborhood and range from $500,000 to more than $20 million. Luxury properties cost at least $1 million.
In the new district of Ascension, for example, which has a long waiting list, properties start at $950,000 and generally cap at $4 million. Homes in Mesa Ridge cost a minimum of $2 million and measure between 3,500 and 5,000 square feet. The Ridges, featuring custom homes that span from 5,000 to more than 10,000 square feet, command prices from $4 million to over $10 million, and Red Rock Country Club is home to 1,200 properties that cost from $1.5 million to more than $4 million.
Char said that Summit, an area that’s a partnership with the ultra-luxury real estate developer Discovery Land Company, is the priciest of all the districts. “The single-family homes here start at $10 million, but the custom properties are going to cost you at least $20 million and hit much higher than that,” he said.

Property prices in Summerlin South have increased significantly in recent years, Char said. He cited Mesa Ridge, where single-family homes in the district started at $1 million in 2021, compared with $2 million today.
Jensen offered an example of a four-bedroom, six-bathroom home his listing in Azure, a neighborhood within the Ridges, that has more than 4,700 square feet of interior space, a swimming pool, a wraparound porch with mountain and Strip views, a loft and a wine cellar; the property is listed for $4.5 million.
Housing Stock
Summerlin South has a mix of housing options, Jensen said. They include a handful of apartments and townhouses, high-end developer-built homes and custom mansions.
“The community is home to some of the most luxurious guard-gated communities in Las Vegas,” he said.

Luxury Amenities
Summerlin South residents have the privilege of enjoying a wealth of amenities, according to Routh-Silberman. “Among the biggest perks is easy access to more than 150 parks, over 200 miles of scenic trails, several top-rated golf courses and world-class recreational facilities,” she said. “But probably the coolest and most-utilized amenity is Downtown Summerlin or what locals call DTS—a vibrant walkable urban shopping and entertainment center in the heart of the community.”
Diversions include the Las Vegas Ballpark, home to Las Vegas Aviators, and the City National Arena, a practice facility of the NHL’s Vegas Golden Knights. The DTS shopping center features a large movie theater, Routh-Silberman said, and is flanked by the Red Rock Casino, Resort and Spa.
In addition, Char said that each district within Summerlin South features its own amenities such as a clubhouse, golf course, parks and a gym. Summit, for one, is notable for its 80,000-square-foot clubhouse, Tom Fazio-designed golf course and lake. Red Rock Country Club, as another example, offers two golf courses, a clubhouse with an upscale restaurant and tennis club.
Jensen pointed to the high-quality schools throughout the community as a benefit. “Some of the best public and private schools in the Clark County School District are located here,” he said. There’s also Bishop Gorman, a private school that’s one of the best in Las Vegas, he added.
What Makes It Unique
The combination of Summerlin South’s urban convenience, expansive amenities and natural beauty positions it as a community that’s hard to find elsewhere, Jensen said.
“It’s also cooler there than other parts of the valley which is great for our hot desert summers, and we’ve even had snow,” he said. “And since nearly one-third of Summerlin’’ total acreage is designated as open space, it will never be over-saturated.”
Who Lives There
South Summerlin’s residents are typically wealthy buyers who are seeking an elevated lifestyle. “You have entrepreneurs and business owners of all ages who are moving to Las Vegas for its favorable tax environment, and families with school-aged children who are seeking the best lifestyle and education,” Char said.

Notable Residents
Several celebrities have bought and sold homes in Summerlin South over the years, Jensen said. They include the actor Mark Wahlberg, the singer Celine Dion, the musician Carlos Santana and multiple sports figures such as the Las Vegas Raiders wide receiver Davante Adams and the Major League Hall of Fame pitcher Greg Maddux.
Outlook
Given that Summerlin South is a highly desirable community and sees demand continue to climb each year, Char said that the long-term prospects are favorable.
“Home prices are only going to go up for the foreseeable future, especially since homes are scarce,” he said. “It’s one of the best neighborhoods not only in Las Vegas but in the state overall.”
