Known as the 5R Ranch, the property, which is spread over two parcels, abuts the Sivells Bend of the Red River in Cooke County, right on the Oklahoma border.
“5R represents an idyllic and tranquil family or corporate recreational retreat in a highly sought-after area,” said Bernard Uechtritz of Icon Global, which is handling the sale. He said that property in the area has appreciated rapidly in recent years.
The property has a variety of outdoor amenities, including roads, trails, areas for growing food and other agriculture. There are several beaches and plenty of operations for watersports and river recreation, and wildlife is abundant with white-tailed deer, waterfowl, turkey, hogs, bobcats, coyotes and other game, according to the listing.

“It is rare to find such a large, diverse ranch available, and rarer still to find a parcel with such river frontage. This ranch incorporates such incredible and beautiful nature, natural capital, wildlife diversity and ecosystems,” Uechtritz said.
A contemporary L-shaped family home can be found on the property, too, fitted with high ceilings, floor-to-ceiling windows, a covered porch and views out over the property.
This particular pocket of North Texas is a “highly desirable and sound investment,” he added.

In December, the median listing price for a home in Cooke County was $435,000, up 21.7% year-over-year, according to data from Realtor.com.
