WESTPORT — A 5,000-square-foot home will be up for a public auction foreclosure sale on Sept. 9.
The auction for 11 Caccamo Lane was approved by a Bridgeport Superior Court judge on May 31. The foreclosure action was brought last year by TD Bank, N.A.
“Pursuant to a judgment of the Superior Court for the Judicial District of Fairfield at Bridgeport in TD BANK, N.A. v. BROCKWELL, MARK J Et Al Docket No. FBT-CV23-6128417-S the property named above will be sold, subject to court approval, at public auction on Saturday, September 07, 2024 at 12:00 PM on the premises,” a state Judicial Department notice reads.
“Anyone who wants to participate in the bidding, except the foreclosing plaintiff, must register with the Committee prior to the auction and present for the Committee’s examination a certified or bank check made payable to the bidder in the amount of $298,500,” it states.
More than 200 such auctions are pending statewide. 11 Caccamo Lane is the only one in Westport.
Bidding on a foreclosed home comes with a range of considerations. Some ordinary home buyers might view such a property uneasily, not knowing potential pitfalls or seeing it as gaining from someone else’s misfortune.
Others, including real estate investors, likely weigh the factors that aren’t wiped clean from the foreclosure slate. In this case, the property is being sold subject to, as the state’s notice points out:
All taxes due the municipality not foreclosed by this action
Water and sewer use charges not foreclosed by this action
All building and zoning regulations of the municipality which affect this property
All building lines, easements, restrictions and all other matters concerning this property which appear of record
The rights of any person in possession or occupancy of the property who have not been made parties to this foreclosure action
The right of the United States of America to redeem the property, if applicable under Federal law
Any other liens on this property which have not been foreclosed by this action.
The house sits on 0.54 acres on a cul-de-sac off Compo Road North. It was built in 2015.
It has five bedrooms and six bathrooms, according to real estate listings.
Town land records list its value in 2023 at $2,049,000.
The property was listed on real estate sites at $2,499,000, but bids had to be made by May 14. If any were made, they apparently they were not accepted.
An appraiser filed an affidavit with the court on May 14 stating he believed the property had a fair market value of $2,995,000.
