The spring buying season appears to be in full bloom in Manhattan.
Amid another strong week for the borough’s luxury home sales, high-end properties above $10 million had their best week since last summer.
Overall, there were 32 contracts signed for homes above $4 million in Manhattan in the week ending Sunday, six more than the prior week, asking a total of $313.5 million. Of those deals, 10 were asking $10 million or more, the second straight week of strong trophy sales, and the most since July.

The priciest deal of the week was for a Billionaire’s Row resale at One57 asking $38.5 million. The 6,250-square-foot unit at the 90-story tower at 157 West 57th St., with interiors by Thomas Juul-Hansen, last sold for $31.9 million in 2021. The 90-unit skyscraper is located above the Park Hyatt Hotel, which occupies the first 18 floors of the building and has a separate entrance.
The second-priciest deal was for a 177-year-old Greenwich Village townhouse once owned by pop-artist Roy Lichtenstein on West 12th Street. His son, filmmaker Mitchell Lichtenstein, together with his partner, put the 1847 Greek Revival home up for sale in 2017 for $25 million, according to the New York Times. It sold in 2021 for $14.9 million, and then again last year for $17.9 million. The 24-foot wide home rises four stories and overlooks a 736-square-foot landscaped garden designed in 1933.

The 32 contracts signed included 16 condos, 10 co-ops, five townhouses and one condop. The total asking of $313.5 million was the highest since the third week of January, when the metric hit $330.5 million, and almost $100 million more than last week, with posted contracts totaling $215.8 million.
